Recurring exterior maintenance that protects your curb appeal, your guest reviews, and your reputation  quietly, on your schedule, across every property.

$2M insured · Workers' comp · COI ready

Your hotel's exterior is the first thing every guest sees and the first thing they photograph for their review. Black streaks down your siding, gum on your sidewalks, and grease behind the dumpster don't just look bad  they show up in 1-star reviews. Greenway provides full-property exterior pressure washing and soft washing for hotels across South Jersey, on a recurring schedule that keeps your property review-ready year-round.

WHY HOTEL EXTERIORS NEED A SPECIALIST

Hotels are not the same as office buildings or strip malls. The exterior of a hotel takes a beating most commercial properties never see:

  • 24/7 foot traffic that grinds dirt and gum into entryways and sidewalks

  • Drive-up entrances coated in tire marks, exhaust film, and oil drips

  • Pool decks and patios exposed to sunscreen, food, drink spills, and constant moisture

  • Dumpster enclosures and back-of-house areas with grease, food waste, and pest issues

  • Building exteriors that develop algae, mildew, and oxidation between paint cycles

  • Parking lots stained with oil, fluid leaks, and chewing gum

And every one of those problems is visible to a guest holding a phone with a camera. Most hotels don't lose stars over the room — they lose them over what guests see before they walk through the door.

FULL-PROPERTY HOTEL EXTERIOR MAINTENANCE

We're a single vendor that handles every exterior surface on your property, on a schedule designed around your occupancy and your operations. No more juggling three different contractors who never show up at the same time.

Building Exterior Soft Washing
Low-pressure cleaning specifically formulated for stucco, EIFS, vinyl siding, brick, and painted surfaces. We kill the algae and mildew at the source so it doesn't come back in 30 days, and we never blast pressure into substrate that wasn't built for it.
Entryway, Sidewalk & Walkway Cleaning
The number-one curb appeal killer is a black, gum-stained, grease-spotted entryway. We surface-clean and post-treat all hardscape so concrete looks like concrete again — not a roadmap of every guest who walked in last month.
Drive-Up & Porte-Cochère Cleaning
Tire marks, oil drips, exhaust film, and weather staining come off the high-visibility area where guests pull up to check in. This is the single highest-impact surface on the entire property.
Parking Lot & Garage Cleaning
Oil-stain treatment, gum removal, line-striping prep, and full-lot rinsing. We can work overnight or in zones so you never have to close the lot.
Pool Deck & Patio Cleaning
Sunscreen residue, organic staining, mildew, and algae lifted off pool decks, hardscape patios, and outdoor dining areas. Done before the season opens, and maintained through it.
Dumpster Pads & Back-of-House Service Areas
Grease cuts, odor reduction, pest deterrent. The area your guests never see is the area your health inspector and your GM care about most. We hot-water degrease, then sanitize.
Window Cleaning
We coordinate exterior window cleaning around our wash schedule so you don't get streaks the day after we leave.

HOW THE RECURRING MAINTENANCE PLAN WORKS

Step 1: Free Property Walk-Through
We meet you on-site, walk every exterior surface, and document everything that needs attention. You get a written assessment with photos no obligation, no pressure.
Step 2: Custom Maintenance Schedule
We build a schedule around your property  typically monthly for high-traffic surfaces (entryways, drive-ups, dumpster pads) and quarterly or semi-annually for full building soft washing. You approve the calendar before anything is signed.
Step 3: Off-Hours, Discreet Execution
We work around your guests, not through them. Most service happens overnight or in low-occupancy windows. Crews are uniformed, equipment is staged out of guest sightlines, and our trucks are professional.
Step 4: Photo Reports After Every Visit
You get before/after photos and a service log emailed after every visit. Your GM, your regional, and your owner all see exactly what was done, when. No more guessing whether the vendor showed up.

HOTEL EXTERIOR CLEANING FAQ

How often should a hotel be pressure washed?

Most hotels need the building exterior soft washed once or twice a year, but high-touch hardscape (entryways, drive-ups, dumpster pads, pool decks) needs monthly to quarterly attention to stay review-ready. Our recurring plans handle this automatically so you never have to think about it.

Will you disturb our guests?

No. The vast majority of our hotel work is done overnight or during low-occupancy windows. We stage equipment out of guest sightlines, our crews are uniformed and professional, and we coordinate every visit with your operations team in advance.

Are you insured to work on hotel property?

Yes. We carry $2 million in general liability, full workers' compensation coverage, and we issue a Certificate of Insurance directly to your corporate office or management company before the first visit.

Can you work with our corporate procurement / management company?

Yes. We're set up for net-30 terms, consolidated invoicing across multiple properties, W-9 on file, and standard vendor onboarding paperwork. Multi-property operators are our specialty.

Do you handle shore properties differently?

Yes. Salt air and saltwater require specific chemistry, more frequent rinsing, and different surface protocols. We service hotels from Cape May to Long Beach Island and we know exactly what coastal exposure does to your building.

What does a recurring maintenance plan cost?

It depends on property size, surface mix, and frequency. Most South Jersey hotel plans land between a few hundred and a few thousand dollars per visit, with significant savings versus à la carte calls. We build the plan to your budget after the walk-through.
